Stage Like Royalty: Why You Should Prepare Your Home As If the Queen or HGTV Were Coming

You’ve heard it before: first impressions are everything. If you don’t prepare your home as if you were expecting royalty, then you'll need to plan on being on the market longer and walking away with less than you hoped for. It’s that simple. From my first open house to the hundreds of showings since, I’ve worked with countless buyers who say they’re looking for a bargain (dirty carpet, outdated cabinets etc.), but the moment they see that in person, they’re out the door and their focus changes. They may talk fixer-upper, but they shop like they’re watching HGTV.
Unless you’re willing to discount for the “older carpet,” “dingy baseboards,” “torn window screens,” etc. you will want an experienced Realtor to help you make sure you know which details count. Yes, it’s ridiculous, but those little things as well as the more costly things like a cracked window, missing roof shingle, non-working fireplace, etc. will reduce your choice of buyers and some profit on your sale. Buyers are P.I.C.K.Y. – and they should be. It’s the biggest investment most people ever make.
Now, let’s review the royal or camera-ready treatment for your home.
1. Scrub Like the Butler Is Watching
Every baseboard. Every light switch. Every single corner. A spotless home reads as loved and well-maintained. This is the emotional and practical connection to the money a buyer is spending – they will spend for well-maintained. Don’t just tidy up - deep clean for the white glove test. 2. Declutter Like a Producer
Less is more when it comes to showcasing space. Pack away personal photos, excess furniture, and anything that doesn't say “I have my life beautifully together.” Buyers want to imagine their own story unfolding in the space, not be distracted by yours. A good producer sets each scene just right so nothing steals the spotlight.
3. Channel Your Inner Page Turner (Love It or List It)
Think timeless, elegant, and neutral. You’re not decorating for you anymore - you’re staging for the critics. Bring in fresh flowers, soft lighting, plush pillows, and perfectly placed throws. 4. The Royal Sniff Test
No royal guest wants to be greeted by last night’s fish dinner or the family pet’s latest "oops." Make sure your home smells as clean as it looks – without the obvious strong scents that are trying to mask something else! Subtle citrus or lavender scents are fresh and inviting. Clean air is the ultimate mark of a well-maintained home.
5. Don’t Forget the Impression Before the Front Door
This might be the most important step of all. I’ve had buyers cancel a showing from the driveway. If the online photos are too good and the curb appeal doesn’t match in person, the disappointment can be instant and irreversible. Your home’s exterior should feel just as inviting and well-maintained as what Buyers are expecting inside. Think fresh mulch, clean walkways, trimmed landscaping, and a welcoming entryway. You want them excited to park and step inside.
